          Victoria North Regeneration

Here are two significant regeneration projects underway near Victoria North in Manchester, backed by the Manchester government to revitalise and enhance surrounding communities.

          Red Bank

The Red Bank district, positioned north of Victoria Station along the banks of the River Irk, occupies the former site of railway sidings near Dantzic Street. Currently underutilised, this area is undergoing an extensive redevelopment to create a vibrant residential community, seamlessly extending Manchester’s city centre northwards up to the active railway lines marking its southern edge.

Rich with industrial history and benefiting from a riverside location, Red Bank will soon provide around 5,500 eco-friendly homes alongside new public spaces, amenities, and attractive greenery.

Recent investment of £51.6 million from the government’s Housing Infrastructure Fund supports vital land preparations, including clearing invasive species to revitalise over 25 acres of previously unused brownfield sites, promoting biodiversity, walking, cycling, and a cleaner River Irk. Far East Consortium is currently developing the Victoria Riverside project.

It delivers an initial 634 homes (128 affordable), set for completion in two phases by early 2025, signifying the beginning of Red Bank’s transformation into a thriving residential hub connecting nearby Green Quarter, Angel Meadow, and Collyhurst communities.

          Manchester St John’s Development Area

          Collyhurst

Collyhurst, located just 1.5 miles from Manchester city centre along the key route connecting Manchester and Rochdale, has a rich industrial heritage dating back to the nineteenth century. Historically significant for its mills, factories, and dense terraced housing, the area is now undergoing extensive regeneration to enhance living conditions for residents.

Over the next decade, efforts will primarily target Collyhurst Village and South Collyhurst, improving transport connectivity and introducing accessible public spaces that bring communities together.

Currently home to approximately 700 properties, these neighbourhoods could ultimately host up to 3,000 new homes. Far East Consortium has commenced the first regeneration phase, delivering 274 homes—including 100 council-rented properties—and introducing retail and community facilities, with completion anticipated by April 2026

This initial phase between Rochdale Road and Thornton Street North will feature a thoughtfully designed park developed collaboratively with residents, incorporating age-friendly areas, vibrant play spaces, and biodiversity-rich landscaping. The regeneration ensures minimal disruption, providing new local homes for residents affected by the demolition of existing properties.

Economic & Social Impact of Victoria North Manchester

            Job Creation & Business Growth

Victoria North, Manchester's biggest renewal project, is projected to significantly stimulate the local economy by creating approximately 6,900 jobs during its construction phase. These employment opportunities will span sectors including construction, retail spaces, and public services.

The growing population of Victoria North will further enhance local business activities, attract new enterprises, and generate lasting employment opportunities for residents.

By 2039, the Victoria North regeneration project is expected to contribute approximately £1.2 billion to the Greater Manchester economy.

            Housing Affordability & Social Housing

Manchester City Council is prioritising affordable housing in the Victoria North redevelopment. The plan includes replacing council homes, providing affordable options for rent and sale, and supporting owner-occupiers to stay in their communities.

Victoria North will deliver around 15,000 homes across seven neighbourhoods. Construction has begun in the initial phases. This includes 634 homes in the Victoria Riverside scheme (128 affordable homes). An additional 274 homes (130 council homes for social rent) across Collyhurst Village and South Collyhurst.

            Boosting Manchester’s Real Estate Market

With a £4 billion investment from the Far East Consortium (FEC) and Manchester City Council, Victoria North is transforming North Manchester’s real estate market. The project attracts investors, creates opportunities for first-time buyers and renters, and boosts property values.

Manchester’s property market has grown significantly, with values rising over 300% from 2001 to 2021. Victoria North aims to sustain this trend through urban regeneration, improved transport links, and new community amenities like schools, healthcare, and retail spaces.

The development also prioritises green spaces, including City River Park along the River Irk, promoting active lifestyles, sustainability, and public wellbeing.

Key Features of Victoria North Manchester

              15,000 New Homes

Victoria North is set to become Manchester’s biggest renewal project, significantly addressing the city's growing population and housing shortage. We expect around 15,000 new homes to be delivered over the next 20 years, averaging 500 homes per year. Over 1,000 homes have already received planning approval, with several developments currently underway. This ambitious regeneration project will feature a balanced mix of private, affordable, and council homes, promoting inclusivity for various income levels. The first phase, covering Collyhurst Village and South Collyhurst, will deliver 244 homes, including 30 social rented homes, and is scheduled for completion by 2026.

              Infrastructure & Connectivity Improvements

Improved transport links are central to the Victoria North vision. A new Metrolink tram stop at Sandhills, funded with £1.5 million from the Labour Government’s New Towns Programme, will significantly enhance connectivity. This tram stop will connect communities across North Manchester to key employment centres in Bury, Oldham, Rochdale, and Manchester city centre. This initiative has strong backing from key stakeholders such as Transport for Greater Manchester, Homes England, Greater Manchester Combined Authority, and Mayor Andy Burnham. We believe it will serve as a catalyst for further economic and housing growth throughout the area.

              City River Park Development

The City River Park Development, part of Victoria North, includes the transformation of a 46-hectare green space into one of Manchester’s largest urban parks. This redevelopment project aims to enhance existing habitats and support biodiversity, incorporate climate-positive design strategies to achieve carbon neutrality and improve accessibility to natural features like St. Catherine’s Wood and the River Irk, creating better connected public spaces.

              Public Spaces & Amenities

Victoria North is designed to be a self-contained urban community offering retail spaces that support local businesses, new schools and healthcare facilities to enhance community infrastructure and pedestrian-friendly areas and parks that promote community interaction and improve quality of life. The first phase of City River Park is directly linked to the Victoria Riverside scheme, providing 35,000 sqm of new and improved parkland. This extensive green space will support active lifestyles, reduce the city's carbon footprint, and significantly enhance the quality of life for residents.

The overall Victoria North initiative, previously known as Manchester’s Northern Gateway, is driven by a joint venture between Manchester City Council and Far East Consortium (FEC). The project spans seven neighbourhoods, including notable developments such as Red Bank, New Cross, and the Victoria Riverside scheme, which itself will feature three towers, retail spaces, new schools, healthcare facilities, and luscious green spaces designed to foster active lifestyles and community wellbeing.
