      Castle Vale might not be the first place you think of when looking to buy a house in Birmingham, but if you’re on a budget, it’s definitely worth considering. Tucked away in the northeast of Birmingham, about 6 miles from the city centre, Castle Vale holds the crown for being the most affordable area to buy a house or flat. And when we say affordable, we mean it! The average house price here, in the B35 postcode, is around £164,800. That’s quite a bit lower than you’ll find in other parts of the city.

      Now, Castle Vale has a bit of history to it, mostly being a post-war housing estate. Like many places that have been around for a while, it has seen many ups and downs. There was a period when the area wasn’t exactly flourishing, and it did face some challenges. But over the years, it had a bit of a facelift, thanks to some serious regeneration efforts. The old tower blocks, which gave the area a bit of a bleak vibe, have mostly been replaced by new properties. It’s one of those areas that has come a long way and keeps getting better.

      What makes Castle Vale appealing, beyond the price tag, is that it’s got everything you need close by. There’s a decent selection of local amenities, so you won’t have to venture too far for the basics. And if you do need to head into the city or beyond, you’re well connected. The public transport links are pretty good, and the M6 motorway is nearby if you’re driving. Whether you’re commuting for work or just fancy a day out in Birmingham’s city centre, you won’t feel like you’re too far out.

      And here’s the kicker—if £164,800 sounds a bit steep to you, it’s possible to get something even cheaper. We’re talking as low as £60,000 for some properties. Sites like Rightmove and Zoopla have listings for flats and houses in the area that are real bargains.       Located in northwest Birmingham this place has a population of about 13,000. It is one of those places where you have got a bit of everything. This includes great transport links, affordable housing, and easy city access. There is easy connectivity to neighbouring towns like West Bromwich and Smethwick. If you are someone who needs to get into Birmingham city centre, you will find it is pretty straightforward with buses, trains, trams, and the A41 all nearby. If you are a driver, the M5 motorway (junction 1) is just around the corner. Making trips further afield a doddle.
      On average, properties in Handsworth (particularly within the B21 postcode) are around £203,350. But according to Rightmove and Zoopla, the cheapest property in the area is currently going for just £70,000. That is quite a steal. Especially when you compare it to other parts of Birmingham.

      Aston, Birchfield, and Witton

      House prices here are actually quite affordable compared to some other parts of Birmingham. On average, you are looking at £193,707 for a property in Aston, Birchfield, or Witton. But if you’re really keeping an eye on your budget, there are places that go for even less. At the moment, the cheapest property listed is around £160,000, according to Rightmove and Zoopla. So, if you’re in the market for something on the lower end, you can still find options.

      What’s really handy about living here is the location. It’s close enough to Birmingham city centre to get in and out quickly, but you’re not paying city centre prices. Whether you’re commuting to work or just popping into town for a bit of shopping or a night out, the transport links make it super easy. Buses are frequent and the trains run regularly. So, even if you do not drive, you are not stranded. Also, if you do have a car, the A34 and A38(M) are right there. Making it a doddle to get around the wider Birmingham area.

      One thing that stands out, is the diversity in the community. You have got a real mix of people from different backgrounds, which gives the area a unique vibe. Explore more properties in affordable Birmingham neighborhoods to find the perfect fit for your investment goals.

      Bordesley and Bordesley Green

      Bordesley and Bordesley Green, both in the B9 postcode area, sit just east of Birmingham city centre, and if you know Birmingham at all, you’ll probably be familiar with the mix of commercial and residential buildings scattered throughout the place. It’s one of those areas that’s close enough to the centre for convenience, but far enough away to avoid the higher prices that come with being right in the thick of things.       Right now, if you’re looking at house prices in Bordesley or Bordesley Green, you’re looking at around £197,575 on average. But honestly, you can find places for less if you’re patient and know where to look. Some of the properties are listed for as low as £130,000 on sites like Rightmove and Zoopla, so it’s definitely worth keeping an eye out. Sometimes, it’s all about timing, isn’t it? Just because a place isn’t perfect now doesn’t mean it won’t be in a few years – and you could snag a bargain before the prices start creeping up again.

      What’s nice about these areas is how well-connected they are. You’ve got easy access to the city centre with the train, buses, and the A45 and A4540 if you’re driving. It’s really straightforward to get about, which is a bit of a lifesaver if you’re commuting or just need to pop into town regularly. Plus, if healthcare’s on your mind, Birmingham Heartlands Hospital is right there. The hospital is handy for anyone living in the area.

      Now, if you have been keeping up with what is going on in Birmingham, you will know that the areas nearest to the city centre are starting to see some serious regeneration, especially with Digbeth nearby. It’s one of those “up-and-coming” areas people are always talking about. And, to be fair, it does feel like there’s a bit of a buzz about it. You can already see some changes happening – new developments popping up, old buildings getting a bit of a facelift. It’s one of those things that could push house prices up over time, so if you’re thinking of buying, it might be worth getting in before it all kicks off properly.

      One thing to keep in mind, though, is that not all parts of Bordesley and Bordesley Green are shiny and new. Some areas still feel a bit rough around the edges. But that is pretty typical of any area that is going through regeneration. If you’re into areas with a bit of history and don’t mind a bit of grit, then it’s definitely worth a look.

      So, if you’re in the market for something affordable and don’t mind being in a place that’s in the middle of change, Bordesley and Bordesley Green could be a good shout. You’ve got decent transport links, the hospital nearby, and with the regeneration happening, you never know how the area could evolve in the next few years. It’s one to watch for sure.
