SkyLet is a short-term letting service offered by Flambard Williams. We fully manage the lettings side of your property and market your buy-to-let to short-term tenants who typically look to rent from 1 day to 2 weeks. Short-term lets offer great flexibility for both landlords and tenants, making them an ideal solution for those who need temporary accommodation. They also offer landlords the opportunity to generate higher rental income, particularly in popular locations or during peak seasons.
Property Management Service
We offer an interior design service that tailors furniture packs to suit the target audience, taking into account their tastes and lifestyle. Our experienced interior designer is always available to answer any questions about furnishings and interior design. We take pride in our trade accounts with reputable furniture companies across the UK, enabling us to source the best quality furniture at affordable prices.
At Flambard Williams Lettings, we offer a comprehensive maintenance and management service to make the process of property maintenance as hassle-free as possible. Our team is available 365 days a year to handle any issue that may arise, and we offer a detailed inventory report signed by both parties. With our maintenance and management service, you can trust us to handle every aspect of your property, so you can focus on what matters most.
Typically this is 12 months which then either gets terminated or renewed. However, some tenants want to do shorter lets such as 6 months and if the landlord agrees then this is ok.
This is something Flambard Williams and its management team deal with for you. We will initially take pictures of the property and conduct an inventory. We will then advertise on Rightmove and Zoopla, handle any inquiries, showing potential tenants around. Once an offer has been made we will then start the vetting process of the tenant. Once completed the move in date is set and you start receiving an income. This whole process can take as little as 10 days.
As a company we will keep you up to date with any legislative changes but your main responsibility is to have a property which meets the UK standard of letting.
No, you have to wait for the rental contract to end before increasing the rent.

Like on the long term lets, Flambard Williams has a dedicated team who will get the perfect imagery and market your property on platforms such as Airbnb and Booking.com. We will answer any questions and queries that come through to us in regards to your apartment ensuring great reviews and high occupancy rates.
There are a few more obligations you should take into consideration when letting your apartment short term. These include safety features such as fire extinguishers, fire blankets and a larger furniture pack which includes everything needed to kit our your property.
Yes, the rents are very flexible and we can increase these at the click of a button.
Property Management and Maintenance questions
We carry these out every 3 months so you don’t have to, however, you are more than welcome at any point to carry one out in person.
All of our tenancy agreements have been legally ratified so you don’t have to worry about the contracts.
Again this is something the team at Flambard Williams will handle for you. Any maintenance request will be taken care of immediately if it is an emergency, however, if not, all costs will be run past you first.
This is a possibility, however, the better we verify the tenants prior to moving in the less chance there is of this happening. If it does happen, we will be on hand to ensure the resolution of any dispute.
The market rate is the fair rate and we will guide you in regards to this.
We always recommend building and contents insurance as a minimum. There are other insurances you can also sign up to. Speak to your broker about this if you wish to in more detail.
This is something that is not pleasant for either side and one that the team at Flambard Williams will handle for you. As previously stated, the better your vetting of the tenant the less chance you will have of this happening.
It is up to you to have the latest boiler inspections carried out and PAT testing completed. Of course we will also take care of this for you if you wish.

If you sign up with our management services, we can take care of everything. Generally, it is a 2-3week set-up process for both to finish, market your property online and get a tenant/ get a guest
- We will take care of everything from start to finish for you and have two options
available to choose from: Long term lets 6-12 month tenancies. Provides fixed, steady monthly income and is advertised on Rightmove and Zoopla or Short term lets/ SkyLet where income is impacted by events in the area, but usually provides higher NET income. Advertising on AirBnb and Booking.com.
Interior Design questions
This is something we will of course help with as we use professional stylists for each property. But the rule of thumb is getting a perfect balance between style and practicality.
The worst mistakes we have seen are when clients either go too cheap or too expensive. Too cheap and the furniture breaks, too expensive and it is simply not practical.
First of all don’t buy cheap as things always will then go wrong and you end up losing rent when the furniture is not in place. We advise getting the foundation of the furniture right such as the bed, wardrobes, kitchen equipment etc, if there is then money left over we can look at glamming the apartment up with pictures, cushions and other soft furnishings.
If you want to get a great furniture pack then we would advise on £5,000 for a 1 bed and £6,500 for a 2 bed.
